Why this exists

A national CRM has to be vague. Yours does not.

Real estate is regulated state by state, and software sold into fifty of them at once solves that by saying nothing specific. You get a checklist called "Milestones" and a field called "Notes", and every deadline that actually matters lives in your head or on a legal pad.

Pick Texas and an option period appears between the earnest money and the inspection, with the days counting down. Pick New Jersey and attorney review sits at the top. Pick an attorney state and the attorney's title work is a step, not a note.

Disclosures

Named, not generic

Your seller disclosure has a name, and it is not the same name in Ohio as in Oregon. Statehouse asks for the form your state actually uses, and adds the federal lead-based paint disclosure only where it bites, which is anything built before 1978.

Agency

Dual agency, where it is legal

Nine states prohibit dual agency outright. Statehouse knows which, names your state's agency disclosure form, and will not let a file quietly become one where it is unlawful.

Before you ask

The questions we get.

Does it connect to my MLS?

Not automatically, and we would rather say so than imply otherwise. There are several hundred separate MLSs in the country and no single write credential reaches them. What Statehouse does is record what you filed and when, hold the content you filed, warn you when the listing in the CRM has drifted from what the MLS has, and count down your MLS's own filing deadline. If your MLS offers a feed we can talk about wiring it up.

Is this legal advice?

No. The state rules are a starting point built from customary practice and public sources, and every screen that shows them says exactly that. They are there so you are asking the right questions, not so you can stop asking your broker or your attorney. Anything your brokerage does differently, you override, and the override is what the product uses from then on.

What happens to my data if I leave?

You export it, in full, whenever you like, without asking us. Contacts, listings, showings, offers, notes and documents. There is no retention period and no exit fee, and we will not make you call somebody to cancel.

Can I move my existing database in?

Yes. Contacts and listings import from a CSV, and the importer lets you map your columns rather than demanding ours. On the Brokerage plan we will do the import for you, including from an export of whatever you are on now.

Who is behind it?

Statehouse is a trading name of Software Builders Ltd, a software studio registered in England and Wales, company number 17431696. The same company runs Foundation, a platform used by estate agencies in the UK, which is where the transaction management came from. Statehouse is a separate product built around American process, not that one translated.

Do I need the website to use the CRM?

No. The CRM stands on its own, and if you already have a site you like, the valuation tool and the buyer register are snippets you can paste into it. The $500 build is for people who would rather we did the whole thing.
